Private Landlord Property Refurbishment
Our instructions from the client were to bring the property up to a good standard of accommodation suitable for renting as quickly as possible.
To avoid further income loss to the landlord our team had to work quickly to turn the house in to a rent-able condition and instruct an agent to re-let.
Our initial task was to clear the house of carpets, blinds, kitchen and bathroom.
A new kitchen and appliances were installed giving the kitchen a modern yet cost effective solution, the units are white with black worktops and white tiled splash backs.
We installed a new white bathroom suite incorporating an electric shower and glass folding shower screen, again a cost effective bathroom solution which again incorporates cost effective materials.
The property was re-decorated throughout with magnolia walls, white ceilings and brilliant white gloss, serious stain blocking was needed to walls and ceilings as the ex tenants had smoked in the property and nicoteen stained all of the rooms.
The existing fuse board was replaced for a modern type fuse board incorporating RCD protection, we also carried out an Electrical inspection condition report on the existing wiring throughout the property to ensure the wiring was safe to use, this highlighted a few faulty wiring issues which were repaired and the installation was certified safe to use.
There were a few issues with the heating system not working correctly, our engineers power flushed the heating system, updated the installation to modern regulations, carried out a full boiler service and Landlord gas safety certificate. The heating system is now working efficiently and the boiler is safe to use.
The external of the property received garden clearance, decoration and cleaning of the windows to improve the kerb side appeal of the property to prospective tenants.
To finish we laid a neutral floor covering throughout the property and anti slip vinyl flooring to the bathroom and the kitchen.
The project lasted 3 weeks from start to finish, the new agent re-let the property on the first viewing and most importantly our client was happy with the efficiency and speed we delivered their house back to them and ready for let.
Since the project we have worked closely with the landlord and now manage all of the maintenance and repairs on other properties he owns.
